What is a Floorplan?

A Floorplan is a visual representation that outlines the size, shape, and arrangement of rooms in a building, viewed from above. We create detailed, professional Floorplans that indicate the current or intended use of each room within a property. Our assessors are fully trained, accredited, and experienced in working with all types of properties across Brighton & Hove. Each Floorplan includes room dimensions and features such as kitchen appliances and bathroom fixtures. Rooms are clearly labeled based on their current or assumed function, such as Kitchen, Bathroom, Bedroom, or Lounge.

Why are Floorplans Important?

Floorplans are a vital tool for promoting properties for sale or rent. By providing dimensions and highlighting key features, they help prospective buyers or tenants visualise the property’s size, layout, and suitability for their needs. According to a Rightmove survey conducted in 2013, one in five people would disregard property listings without a Floorplan, and 42% stated they wouldn’t work with an estate agent who didn’t include Floorplans in their marketing.

While photos are useful for showcasing a room’s interior, they often fail to convey the property’s layout, size, or scale accurately. Wide-angle lenses, for instance, can distort images, making rooms appear larger than they are. Photos alone cannot answer questions such as: How large is the bathroom? or Where is it located within the property? For example, is the bathroom on the ground floor, at the back of the house, accessed through the kitchen, or on the first floor near the bedrooms? These are details that can significantly influence someone’s decision to view a property.

How Floorplans Add Value

Floorplans allow for easy comparison of properties, even side by side. They also assist in planning room layouts, furniture placement, and potential future renovations, such as extensions or loft conversions.

Floorplan Appointments: What to Expect

During a Floorplan appointment, an assessor will visit the property, take measurements of each room, and note key features to be included in the Floorplan. The data is then processed using professional software to produce a detailed Floorplan with room dimensions, current or assumed room usage, and details of bathroom and kitchen facilities.

Appointments typically take around 30 minutes, depending on the property’s size. The finished Floorplan is usually ready and delivered within 24 hours of the appointment. We offer Floorplans in various file formats, including JPEG, PNG, WMF, Word Document, and PDF.
